These Warm-Weather Problems Show Up More Than You Think

Summer brings sunshine, longer days… and a few structure issues we see pop up more often this time of year. Whether you’re a property owner, buyer, or agent, knowing what to watch for can help you stay ahead of repairs (and surprises during escrow).

 

Here are the Top 5 most common issues we find during summer inspections across SoCal:

1️⃣ HVAC Problems

With temps rising, everyone flips on the A/C — and older or poorly maintained systems tend to show their age fast. We often find:

  • Weak airflow
  • Dirty filters or coils
  • Units not cooling efficiently

📌Tip: Annual services can extend your system’s life and prevent mid-heatwave breakdowns.

2️⃣ Roof Wear & UV Damage

Constant sun exposure takes a toll on roofing materials — especially tile, flat, and asphalt shingle roofs.
Look out for:

  • Cracked tiles
  • Granule loss
  • Worn flashing or signs of leaks

3️⃣ Moisture Intrusion in Crawlspaces

Ironically, even in dry seasons, we still find moisture where it shouldn’t be — especially from summer sprinkler use or poor drainage.
Unchecked, this can lead to mold, rot, or pest issues.

4️⃣ Deck & Balcony Safety Issues

Summer = outdoor living, but many elevated wood structures haven’t been professionally inspected in years.
We often see:

  • Dry rot
  • Loose railings
  • Poor flashing
    These can quickly become safety concerns, especially for multifamily buildings. (CA SB 721 now requires exterior elevated elements on apartment buildings to be inspected every six years)

5️⃣ Improperly Maintained Pools & Spas

Common issues:

  • Faulty or lack of GFCI breakers
  • Pump or filter problems
  • Cracked plaster
