New Construction? You Still Need an Inspection

 Just Because It’s New Doesn’t Mean It’s Perfect

We hear this question a lot:
“Do I still need an inspection if it’s brand new?”

Our answer is always the same:
Yes. Absolutely.

Here’s why:

⚠️ 1. Builders Make Mistakes — or Miss Things

Even reputable builders can overlook details or rush through jobs, especially under tight deadlines. We’ve found:

  • Improper roof flashing
  • Leaky plumbing
  • Incomplete or incorrect attic insulation
  • Reversed hot/cold valves
  • Poor drainage grading

And that’s just to name a few.

🧰 2. Municipal Inspections Are Not the Same

City inspections check for code compliance, not overall quality. A general visual inspection looks at how systems work together — and how they might affect long-term safety, comfort, or maintenance.

📄 3. An Inspection Gives You Leverage

If we find issues during your warranty or builder walkthrough period, you can get them addressed before moving in — or at the builder’s expense, not yours. It protects your investment.

🧾 What We Check in a New Build:

Just like with a resale, we’ll inspect:

  • Roof, foundation, plumbing, electrical, HVAC
  • Attic and crawlspace
  • Windows, outlets, water pressure, fixtures
  • Grading and drainage around the foundation

If something isn’t finished, we’ll note it — and flag it for re-inspection.

Bottom line: New structures need inspections too. In fact, they may need them more — because there’s an assumption everything is flawless.
