Not Quite — Let’s Clear That Up

One of the most common misunderstandings we run into is the belief that a general inspection covers everything.

Here’s the truth: it doesn’t — and it’s not supposed to.

General visual inspections follow specific guidelines (like those set by CREIA in California, ASHI or ASTM for commercial properties). That means we focus on key systems:

  • Roof
  • Foundation
  • Plumbing
  • Electrical
  • Heating & air
  • Interiors, exteriors & grounds

But things like:

  • Pools & spas (unless requested)
  • Sprinkler systems
  • Ponds or fountains
  • Mold or termite damage
  • Sewer line scope
  • Fireplace (we do only a partial inspection)
  • Lead, asbestos, radon, et cetera

…aren’t included.

Why It Matters

We’re all about transparency — and we want buyers, sellers, and agents to know exactly what to expect so there are no surprises.
