✅ Residential Inspections
For single-family homes, condos, and townhomes, our general visual inspections follow the standards of the California Real Estate Inspection Association (CREIA) and the American Society of Home Inspectors (ASHI). We focus on the five major systems of the home — foundation, roof, plumbing, electrical, and heating/air — along with interiors, exteriors, grounds, pools, or spas. You’ll receive a comprehensive, easy-to-read report for peace of mind.

✅ Property Condition Assessments
We perform commercial inspections under ASTM E2018 guidelines, covering the roof, foundation, HVAC, plumbing, electrical, interiors, and exteriors, including sidewalks and parking structures. Our Property Condition Reports (PCR) document existing conditions, general life expectancy, and “cost to cure” estimates, with an optional 5-year cost assessment for planning ahead. Perfect for retail, office, apartment, and other commercial buildings.

✅ Deck & Balcony Inspections
Wood decks and elevated balconies are legally required to get regular, qualified inspections to ensure they’re structurally sound and safe for use. Our inspectors evaluate everything from framing and flashing to hardware, waterproofing, and finishes. We look for signs of dry rot, corrosion, improper repairs, or moisture intrusion to help you protect your family, guests, or tenants.

✅ Mold Inspections
If you suspect mold — or even if you don’t see it but have moisture concerns — we can help identify hidden growth or airborne spores. Our inspectors use surface swabs and/or air sampling, with testing by independent third-party labs, to verify whether mold is present and what type. Ensure adequate indoor air quality and protect your health.

✅ Four-Point Inspections

If requested by your insurance company, a four-point inspection zeroes in on the four critical systems of the home: roof, electrical, plumbing, and HVAC. Our reports document the condition and age of these systems so insurers can evaluate risk. By concentrating on only what your insurance company requests, your cost for the inspection is lower. This focused, efficient inspection helps you keep your policy up to date.

✅ Infrared (Thermal) Inspections
Using specialized thermal imaging, our certified infrared inspectors can detect electrical hot spots, moisture issues, and insulation gaps not visible to the naked eye — helping you prevent damage before it starts. Available for residential and commercial properties.
