Spotlight on Roof Systems!

As an agent, you probably already know the hazards of poor roof conditions. If that’s the case, please forward this to those who might need it!

Some non-optimum conditions our inspectors have seen:

  • Missing or damaged shingles
  • Improper roof flashing
  • Poor attic ventilation
  • Loss of granules
  • Dips or sags
  • Trees too close
  • Missing nails
  • Compromised seals or sealant
  • Clogged gutters
  • Missing or improper roof-to-wall flashing
  • Subpar workmanship
  • Poor quality materials
  • Poor maintenance

Resulting hazards:

  • Leaks in the structure
  • Pooling or stagnant water (water should never sit on a roof for more than 48 hours)
  • Vegetation growth (moss)
  • Microbial growth (mold, mildew)
  • Wood rot to fascia or rafters
  • Water damage to interiors
  • Warranties voided
  • Structural damage

 

Solution:

Keep scuppers and gutters free of debris (especially important for flat roofs with parapet walls since water buildup can pose structural damage). Some roofers recommend an annual inspection to keep up on maintenance. Be sure to use reputable licensed and insured contractors who will guarantee their work.
